Reservation Procedure, Terms & Conditions

Reservation Procedure

  1. Please check the Availability of the required farmhouse.
  2. Please complete and submit your Reservation Form
  3. Within 24hours you will receive confirmation to whether the accommodation is available for the requested dates.
  4. You are now required to provide the 40% deposit or full payment.
  5. When your payment is received we will email confirmation
    of your booking and send a receipt via the post.
  6. Once we have received your final payment you will be sent a receipt and directions to Monte da Quinta.

Terms & Conditions

Minimum Age
- It is our policy that persons staying at Monte da Quinta must be a minimum of 21 years of age unless accompanied by an adult.

No smoking - No smoking is permitted within the farmhouses.

Pets - As a working farm we can not accept pets

Rates - Our rates are per week. The cost for only 1 week is based on the date of arrival. Subsequent weeks will be charged at a different rate should they fall into a different pricing period.

Payment - We accept the following payment: Sterling cheque or direct bank transfer and Euros direct bank transfer only.  Exchange rate calculated at the point of reservation for the deposit and 1week prior to final payment date. We require your 40% non refundable deposit when making your reservation. Reservations are not guaranteed until we are in receipt of your deposit. The balance must be received 6 weeks prior to your arrival
and we reserve the right to cancel a holiday where payment has not been received 6 weeks before the commencement date. All bookings made within 4 weeks of arrival must be paid in full. If you cancel your booking within seven days of receiving our written confirmation, we will refund the balance of any money you have paid us.  After such period, if you cancel your booking more than six weeks prior to the Arrival Date, we will retain the Initial Deposit. 

If you cancel your booking less than six weeks prior to the Arrival Date, we reserve the right to retain the Initial Deposit and the Rental.  In these circumstances we will refund the Rental (less any additional costs incurred) to you if we are able to secure an alternative booking for the Property.  

If you need to change your reservation we will try to accommodate, however if this is not possible we are unable to refund your deposit. Rate includes 5% VAT.

Cancellation - Cancellations must be immediately notified to us by phone and confirmed in writing or email. If we are able to re-let your booking we will refund to you the final letting price (which may be less than you paid) less an administration fee. If we are unable to re-let there will be no refund under any circumstances.


Circumstances beyond the control of the owner - If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.

Damages and breakages - You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. If you lose a key we will replace it upon you paying for the cutting of a new one.  The lead member is responsible for payment of all damages. Charges will be deducted from the security cheque provided by the lead member (to the value of 100 euros). In the event that there are no breakages, your cheque will be returned by post following the inspection on your departure day. We do not charge for the odd plate or glass.

Care of the property - You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in the same clean and tidy condition at the end of the rental period as at the beginning. You must not use the properties for any dangerous, offensive, noxious, noisy, immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties.

Additional cleaning costs - At the end of the rental period the Tenant should leave the property in similar condition to that in which it was found.  Any additional cleaning costs incurred by the proprietor may be passed on to the Tenant for payment.

Arrival and departure times - Your house will be made available to you on your day of arrival at 16.00 hrs and must be vacated on your departure day by 10.00 hrs. Failure to do so will result in you being charged a further day’s rental. You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period. During our busiest months, these times ensure that we are able to provide accommodation at a high standard of cleanliness. Changeover days are Saturdays during the high & mid season. Number of persons using the property - Under no circumstances may more than the maximum numbers of persons stated on the web site occupy the property. We reserve the right to refuse admittance if this condition is not observed. Any persons other than members of your party must not use the facilities at Monte da Quinta.

Liability - The use of the accommodation and amenities at Monte da Quinta is entirely at the users risk and no liability can be accepted for death, injury & loss or damage to users or their belongings. No responsibility can be accepted for loss or damage to belongings or vehicles. This is your responsibility at all times.
Parents should not leave children unattended at any time during their stay. Monte da Quinta is a working farm and therefore there are hazards such as the Artesian Well and there maybe agricultural machinery and tools on site. No liability can be accepted for death, injury. The animals here are not domestic pets and should not be handled by guests at any time. No liability can be accepted for death, injury.
We hope that you enjoy the farm and you make full use of the pool, gardens and BBQ areas. We would like to remind you that whilst we are a working farm we try to maintain a tranquil and relaxed atmosphere. We would like to ask that you respect other guests during your stay.

Rights of entry – The proprietor shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Complaints - Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return. In accordance with Portuguese law, we have a complaints book.
